New construction homes in Fountain Hills: what's building now

Title card for the article: New construction homes in Fountain Hills: what's building now

Is there new construction in Fountain Hills right now?

Yes. New construction means a home a builder is still building, not a home that's simply newer than the one next to it. Right now that's two very different projects: single-family houses at Toll Brothers at Adero Canyon, in the gated community up against the McDowell Mountain Preserve, and six townhomes going up two blocks from Fountain Park, on the Avenue of the Fountains. And if you'd rather design your own home, there are still lots available in Fountain Hills for a custom build.

I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life. What's available at either one can change week to week, so call me before you drive out and I'll check what's actually open that day. Here's my Fountain Hills area guide for the rest of the town, which is mostly resale.

What's selling at Toll Brothers at Adero Canyon?

According to Toll Brothers' own site, checked October 14, 2026, the community is at 14218 E Harmony Ln in Fountain Hills, 85268. The Adero Collection is priced from $1,802,995, with homes from 2,927 to 4,903 square feet, and five quick move-in homes were listed, with move-in dates ranging from this month through December 2027.

There's a second, smaller collection at the same community called the Atalon Collection: single-level homes. Toll Brothers' own page didn't show a current starting price for it when I checked, and other listing sites quoted different numbers for it, so call me and I'll get the current price directly from the sales office rather than guess at it.

What is the Avenue, and is it the same kind of new construction?

No, it's a different kind of project entirely. According to the project's own site and Bondy Construction & Design's site, both checked October 14, 2026, the Avenue is six townhomes plus two commercial spaces at 16740 E Avenue of the Fountains, two blocks from Fountain Park, in downtown Fountain Hills. Bondy's site lists construction starting spring 2026 with completion projected for December 2027. Neither site listed a price.

It's a single-family house in a gated hillside community against the preserve, versus a townhome you can walk to the fountain and the shops from. The lot, the lifestyle, the price and how far along construction is are all different between the two.

What should I know before I visit a builder's sales office?

The person at a builder's sales desk works for the builder, not for you. If you walk in and register on your own, without your agent, some communities won't let you add one later. Tell me before you go and I'll get you registered first. Here's what I walk every buyer through before they see a single house, new construction or not.

Prices and availability on a builder's site change without notice. Look at the date on whatever you're reading, including this page, before you build a budget around it.

What if I want a house with a yard instead of a townhome near town?

Adero Canyon gives you a single-family home, a garage, and a gated community against the mountain preserve, starting well above $1.8 million for the larger collection. The Avenue gives you a townhome two blocks from Fountain Park, where everything the town has is already a short walk away, with a rooftop deck according to the project's own site. Neither is a resale, and both are being built right now.

Can I build a custom home on a lot in Fountain Hills?

Yes. There are still lots available in Fountain Hills if you'd rather build your own home than buy one a builder has designed. Land is a different purchase from a house, and the questions are different ones. What you're taking on is the build: design review inside a gated community, grading on desert terrain, getting utilities to the site, and how long all of that runs before anybody lives there.

One I can show you is the 1.15-acre homesite at 14625 N Deer Trail Ct, in gated Shadow Canyon at SunRidge Canyon. It sits on a cul-de-sac on the hillside and looks across the valley to the mountains. It's listed with a proposed single-level plan from Southwest Builders & Design that the buyer can change, so it's a proposal, not a finished home. The lot is also listed on its own, if you'd rather bring your own builder and plan.

I'd rather walk you through what building on a lot actually involves, including the parts people underestimate, before you write anything. If it turns out not to suit you, that's a useful answer too.

What should you do next?

Call me at (480) 203-6605 or get in touch, and tell me your price range and whether you're picturing a house, a townhome, or a lot to build on. Here's how I run a buyer search in Fountain Hills once we know which direction you want to go, and I'll check what's actually open at either community before you make the drive.
