New construction homes in North Phoenix: what's still building

Title card for the article: New construction homes in North Phoenix: what's still building

Is there new construction in North Phoenix right now?

Yes. New construction means a home a builder is still building, and two communities in the 85085 ZIP code on Sonoran Desert Drive are selling brand-new homes now: Verdin, from Taylor Morrison, and Valle Norte, from Toll Brothers. Both are northwest of Desert Ridge, the part of North Phoenix most people have in mind when they search.

I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life. What's open at a community can change from one week to the next, so call me before you drive anywhere and I'll check what's available that day. Here's my North Phoenix area guide for the neighborhoods that aren't building anything new.

What's selling at Verdin?

Jome lists Verdin by Taylor Morrison as selling as of October 12, 2026, with five collections, Capstone, Discovery, Odyssey, Passage and Summit, running 1,982 to 4,499 square feet and priced from $700,990 to $1,450,990. KTAR reported in October 2023 that Verdin is a 472-acre master-planned community planned for 1,225 homes at full build-out, and according to the Phoenix Business Journal it sits off Sonoran Desert Drive.

Jome lists Verdin in Deer Valley Unified. School assignments follow the address, so confirm the one you're looking at.

What's selling at Valle Norte?

According to Toll Brothers' own page on October 12, 2026, Valle Norte is a gated community of attached villas at 2121 W Sonoran Desert Dr in Phoenix, one and two story, with prices starting at $450,000 and four quick move-in homes listed. Toll Brothers lists the school district as Deer Valley Unified.

Ask what the HOA covers at Valle Norte before you compare it with a detached house.

What about Talinn, Sky Crossing, Sanctuary and Acacia Place?

Talinn at Desert Ridge is a gated community in 85054 with homes from Shea Homes (Emblem at Talinn), D.R. Horton (Talinn Towns), Blandford Homes and Pulte Homes. Jome lists Emblem at Talinn as sold out. D.R. Horton describes Talinn Towns as two-story townhomes of roughly 1,743 to 2,120 square feet with 3 to 4 bedrooms, from $628,490, and sources disagree on whether any are still available, so confirm it with the builder.

Sky Crossing was planned on about 410 acres, with roughly 1,200 homes, by Taylor Morrison and Pulte Homes, according to Taylor Morrison's 2016 announcement and KJZZ's 2017 report. Taylor Morrison's page marks its Sky Crossing Venture II Collection as sold out. Here's my guide to Sky Crossing.

Sanctuary at Desert Ridge is a gated Taylor Morrison community of 270 homes with 13 floor plans, according to Sibbach, and listings there show homes built in 2016 and 2017.

Acacia Place is a gated K. Hovnanian community in 85050 with single-story homes built in 2021 and 2022, according to Homes by Marco, and it isn't on K. Hovnanian's current list of Arizona communities.

For any of these, what's for sale from an owner is a resale, which means negotiating with that owner instead of a builder.

Is anything new being planned near Desert Ridge?

K. Hovnanian won 52.9 acres next to the JW Marriott Desert Ridge Resort at a state land auction in September 2025, with a bid of $71.1 million, according to The Real Deal, and has proposed a community of 234 homes there called Tellaro, according to Orion Prop. The City of Phoenix's staff report for case Z-15-26 lists a request to rezone 53.20 acres at the southwest corner of 56th Street and Ranger Drive for single-family homes.

No City Council decision on that rezoning is reported in the sources available, so Tellaro is a proposal and not a community you can buy into yet. The plans can change.

What should I know before I walk into a builder's sales office?

The person at a builder's sales desk works for the builder. If you walk in without registering your agent on that first visit, you can lose the right to have one in that community, so tell me before you go and I'll register you. Here's what I walk every buyer through before they see a single house, new construction or not.

Prices and availability on a builder's site change without notice, so look at the date on a page before you build a budget around it.

What should you do next?

Call me at (480) 203-6605 or get in touch, and tell me your price range and whether you want a detached house or something attached. Here's how I run a buyer search in North Phoenix once we know which direction you want to go.
