This site is operated by Jennifer Keene, a licensed REALTOR® in Arizona (license SA550665000) with eXp Realty Luxury. Using it means you accept what is on this page.

Browsing this site does not make me your agent
This matters more than anything else here, so it goes first.
Reading these pages, downloading a guide, or sending me a message does not create an agency relationship between us. I become your agent when we have agreed to work together and signed something that says so. Until then I have no duty to you as a client, and you are free to work with anyone.
If you are already represented by another agent under a written agreement, this site is not an attempt to interfere with that. Tell me and I will respect it.
What the property information is, and is not
Property listings shown here come from the multiple listing service and are provided for your personal, non-commercial use. You may use them to identify homes you might want to buy, and for nothing else.
The information is believed reliable but is not guaranteed. Prices change, homes go under contract, square footage and lot sizes come from public records that are sometimes wrong, and listings update on a delay. Verify anything that matters to your decision. Never make an offer based only on what a website says.
Homes shown on this site are not necessarily listed by me. Where a listing belongs to another brokerage, that brokerage is named with it.

Everything here is general information about buying and selling homes in the Phoenix area. It is not legal advice, not tax advice, not financial advice, and not a lending decision.
A page describing my process describes how I generally work. Your sale or purchase may differ, because the facts differ, the timing differs, and the contract you sign governs over anything written here.
For legal questions talk to an attorney. For tax questions talk to your accountant. For what you can borrow talk to a lender. I will happily recommend people for all three, and I am not a substitute for any of them.
The guides and the content here
The words, photographs and guides on this site are mine or licensed to me. You are welcome to read them, download the guides, print them, and share them with somebody who would find them useful.
You may not republish them as your own, sell them, or strip my name off them. If you are an agent who wants to use something here, ask me. The answer is often yes.
Any market figures shown were accurate when written. Markets move, so treat an older figure as a starting point rather than today's number, and ask me for a current one.
Links to other sites, and things outside my control
This site links to other places: a lender, a title company, a moving company, a mapping service. Those sites have their own terms and their own privacy practices, and I do not control what they do.
A recommendation from me means I have worked with that business and trust them. It does not make me responsible for their work, their website, or what they do with information you give them directly.
I try to keep this site working and accurate, but I cannot promise it is available every minute or free of every error. If something here looks wrong, tell me and I will fix it.
Changes, governing law, and how to reach me
I may update these terms. The date at the top changes when I do, and continuing to use the site means you accept the updated version.
These terms are governed by the laws of the State of Arizona.

Frequently Asked Questions
Does contacting you through this site make you my agent?
No. An agency relationship starts when we agree to work together and sign an agreement saying so. Until then you are under no obligation and neither am I, and you are free to work with any agent you choose.
Can I rely on the prices and details shown on the listings?
Use them to find homes worth looking at, not to make a decision. Listing data comes from the MLS and public records, updates on a delay, and is believed reliable but not guaranteed. Verify anything that affects your offer.
Can I share or reprint your guides?
Share them freely with anyone who would find them useful, and print them if you like. What you cannot do is republish them as your own work or sell them. If you are an agent who wants to use something, just ask.
