What new construction homes are being built in Scottsdale right now?

Quite a few. Brand-new homes are going up in north Scottsdale, around the McDowell Mountains, near Desert Mountain, and in condo and townhome projects along Scottsdale Road and the Loop 101. Builders include Toll Brothers, Shea Homes, David Weekley Homes, Camelot Homes, Cullum Homes and K. Hovnanian.

Everything below comes from the builder's own website, checked October 8, 2026. Prices are starting prices and builders change them often, so treat them as a way to compare, not a quote. Quick move-in homes with 2027 move-in dates are common right now, so a home you tour today may not be finished for a year or more.

Where is new construction happening in north Scottsdale?

Bell Road and 94th Street: The Haven. A gated community of 52 single-family homesites at the northeast corner, next to DC Ranch but not part of it. American First Builders is the developer. All 52 homesites are sold to homeowners and builder partners. Construction is underway on eleven homes, and the first residents are expected in February 2027.

Around the McDowell Mountains, ZIP 85255: - Sereno Canyon (Toll Brothers). Single-family homes and duets, from $1,389,995 for a Villa to $2,787,995 for an Estate. Fifteen quick move-in homes were listed. - Storyrock. Three builders are selling here. Toll Brothers has the Canyon Collection from $1,965,995 and the Overlook Collection from $2,394,995. Shea Homes has The Reserves at Storyrock from $2,136,119 and Signature at Storyrock from $3,395,900, both with only a few homes left. David Weekley Homes is selling a new phase from the low $1 millions. - Shadow Ridge (Camelot Homes). Homes on large lots near the end of sales, priced on request.

Near Carefree, ZIP 85266: Signature at Black Mountain (Shea Homes). Shea Homes is building fifteen private residences of about 5,400 to 5,650 square feet, from $4,701,201 including options and landscaping, with move-ins from December to March.

Near Shea Boulevard: Aura (Camelot Homes). Camelot Homes is building twelve single-story homes at the southeast corner of 128th Street and Shea Boulevard, from $2,302,900, with one home available.

Where are the new homes near Desert Mountain and Troon, ZIP 85262?

  • Toll Brothers at HighPoint. Single-level homes, with the Pinnacle Collection from $1,584,995 and the Summit Collection from $1,914,995.
  • Preserve Ranch (David Weekley Homes). Seventeen single-story homes on large lots, from $2,289,990.
  • The Edge at Joy Ranch (Camelot Homes). Single-level homes, from the low $2 millions, with models open.
  • The Villas II at Desert Mountain (Camelot Homes). Twenty-three single-family homes from $2.4 million, with a model open.
  • The Retreat (Camelot Homes). Condominiums from $2.1 million, in their final phase.
  • The Village at Seven Desert Mountain (Cullum Homes). Thirty-three homesites with move-in-ready homes available, and Cullum shows only two homes left.

Are there new condos and townhomes in Scottsdale?

Yes. - Aria at Silverstone (K. Hovnanian). Gated two-story townhomes at Williams Drive and Scottsdale Road, 2,436 to 2,673 square feet, from the low $900,000s. Selling by appointment. - Atavia at One Scottsdale (Belgravia Group). Eighty-eight gated condos, from the mid $800,000s for a two-bedroom, with quick delivery homes this winter. - Optima McDowell Mountain Village. Condo towers at Scottsdale Road and the Loop 101, selling and leasing now, with the 7230 tower expected to move in next year. - Toll Brothers at Cavasson. Condos from an anticipated $1,034,995, listed as coming soon. - Ascent at The Phoenician. Fifty-one gated custom homesites at the base of Camelback Mountain, with one move-in-ready home shown.

Why does a search for "new construction Scottsdale" mix up so many names?

Several builders use similar names, and the communities share areas. Camelot Homes alone builds at five different Scottsdale communities, and Camelot Ranch, the neighborhood in ZIP 85260, is something else entirely. It was built in 1994 and 1995. Storyrock has three builders selling in it. If a name turns up in a search, check the builder, the ZIP code and what's actually available before you go look. More on that in my Camelot Ranch guide.

What should I do before I visit a builder's model home?

Call me first. A builder's sales agent works for the builder, and walking into a sales office alone, without registering your own agent, can cost you the chance to have someone on your side in that community. Asking a builder's website for information doesn't tie you to them. Walking into the sales office does. I'll come with you or get you registered properly first. Here's what happens before I take a buyer to see a single house.
