The hard part is that you have to sell and buy, and those two things have to happen in an order that does not leave you homeless, double-mortgaged, or forced to take a bad offer because the clock ran out.

Most people handle this by worrying about it and hoping it works out. It usually does, at a cost: a rushed sale, an overpaid purchase, or a month in a rental with your belongings in storage.

It is a solvable problem, and it gets solved with a calculator and one frank conversation, early, before either side starts.

Buy first or sell first, decided rather than hoped

There is no universal right answer. There is a right answer for your numbers.

Selling first means you know exactly what you have to spend and you are a strong buyer with no contingency attached. The risk is the gap: you may need somewhere to live for a while.

Buying first means no gap and no moving twice. The risk is carrying two payments if your current home takes longer than expected, and the question of whether you can qualify while holding both.

We work through it with your actual equity, your actual lender's answer, and what your current home realistically sells for and how quickly. Then we pick, and plan for what happens if the timing slips, because sometimes it does.

Both sides are handled by me. You are not explaining your situation twice to two different agents who are not talking to each other.
