McDowell Mountain Ranch real estate: the communities, the lots and the numbers
What is McDowell Mountain Ranch?
McDowell Mountain Ranch is in ZIP code 85255, built up against the McDowell Mountains where north Scottsdale runs out and the desert starts. It covers around 3,200 acres of hillside, put up mostly through the 1990s and into the early 2000s. I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life.
The name covers more variety than almost any community I work in. Two homes can both be McDowell Mountain Ranch, sit ten minutes apart and have very little in common, which is why the first conversation here is about which community rather than which house.
What kinds of homes are in McDowell Mountain Ranch?
Lots run from around 8,000 square feet to over an acre, which is an unusually wide spread under one name. There are gated communities, non-gated communities and condominiums, and Cimarron Hills is the guard-gated one. It climbs the mountain, which is why so many of its homes look out rather than at each other.
The schools are Scottsdale Unified. The district is working through a reorganization at the moment, so confirm the current assignment for a specific address rather than trusting what a listing says.
What is nearby, and how do you get around?
Thompson Peak Parkway and Bell Road are the two roads you will use, with the Loop 101 close by. Gateway Trailhead is immediately north, and McDowell Mountain Golf Club, a public golf course, is at the south end of the community. The Bashas at Bell and Thompson Peak anchors the weekly shop, with Sophia's Kitchen, Black Rock Coffee and a CVS alongside.
How does McDowell Mountain Ranch compare to DC Ranch and Grayhawk?
DC Ranch has Market Street and a walkable center. Grayhawk has two public golf courses, and McDowell Mountain Ranch has one of its own, McDowell Mountain Golf Club, which is public too. McDowell Mountain Ranch has lots from about 8,000 square feet to over an acre, and Gateway Trailhead is on its north edge.

What are the numbers doing in McDowell Mountain Ranch right now?
The Cromford Report tracks ZIP code 85255, which is where McDowell Mountain Ranch sits, so these are figures for the whole ZIP code and not for the neighborhood alone. In October 2026, 85255 had 244 active single-family listings, a median of 39 days on market and 3.3 months of supply, and the median sale price over the past 12 months was $1,700,000.
For one address, the number that matters comes from recent sales in your own community and lot type. When we talk price, I bring three pricing strategies to the table and let you choose.
