McDowell Mountain Ranch HOA: How to Pay, Who to Call, and What the Rules Cover

Title card for the article: McDowell Mountain Ranch HOA: How to Pay, Who to Call, and What the Rules Cover

Is there one McDowell Mountain Ranch HOA, or more than one?

The main one is the McDowell Mountain Ranch Community Association, which runs the community's website at mmrca.net. It isn't the only association a home can belong to. The association's own Guide to Architectural Changes names three sub-associations, One Hundred Hills, Castle Chase and Cimarron Hills, and says residents of those have to get approval from their sub-association before they submit a request to the master association.

I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life. What a McDowell Mountain Ranch HOA costs and what it allows depends on which associations apply to the specific address, so ask for the name of each one before you write an offer.

How do I pay my McDowell Mountain Ranch HOA assessment, and how do I log in?

Start at mmrca.net. According to the association's website, you sign in there with your own username and password to see your ledger, and online payments go through the management company's Homeowner Resource portal. The site names AAM, LLC (Associated Asset Management) in Tempe as the management company, and says assessments are billed quarterly, on January 1, April 1, July 1 and October 1.

If your home also belongs to a sub-association, that association has its own board, so ask it how it bills. I can tell you which associations apply to a specific address before you buy.

Who do I call with a McDowell Mountain Ranch HOA question?

According to mmrca.net, the management offices are at the McDowell Center, 16116 N. McDowell Mountain Ranch Road, open Monday through Friday from 8:00 am to 4:30 pm, and the phone number listed for them is (480) 473-0877. For ledger and billing questions the site lists the Customer Care Center at (602) 906-4940.

The McDowell Mountain Ranch Community Center is a separate building at 10607 E. Paradise Lane in Scottsdale, and the association's website lists its activity office at (480) 585-7600. The City of Scottsdale's McDowell Mountain Ranch Aquatic Center is a third facility, run by the city. Call the management office about an account or a rule, and the community center about a class.

Can I paint my house any color I want in McDowell Mountain Ranch?

Not without approval. The association's Guide to Architectural Changes says all exterior modifications must be submitted for approval, and its paint page asks you to fill out and return a Design Review Committee application. Ask the management office for the current approved color list and the application before you buy paint. The association's document library lists its Design Guidelines as revised October 2025, so make sure you're working from the current version.

If your home belongs to a sub-association, that association's approval comes first.

Can I rent my McDowell Mountain Ranch home out short-term?

Not for anything under 30 days. The association's Guide to Compliance says short-term rentals of anything less than 30 days are strictly prohibited. According to a Scottsdale.org article from March 2020, the rule took effect April 1, 2020, with a $350-per-day fine, and the association's document library lists a Short Term Fine Policy you can read for the current terms.

If you're buying with a vacation rental or a short-term listing in mind, confirm this before you write an offer.

How much are the McDowell Mountain Ranch HOA dues?

I'm not going to quote one number, because the association's website doesn't publish an amount and a sub-association sets its own. The figures change, so I'd rather pull the current ones for your address than give you something that might be a year old. Call me at (480) 203-6605 or get in touch with the address, and I'll tell you what applies before you buy or sell.

Which Arizona law covers my McDowell Mountain Ranch HOA?

Arizona has two HOA laws. The Arizona Condominium Act is Title 33, Chapter 9 of the Arizona Revised Statutes, and the Arizona Planned Communities Act is Title 33, Chapter 16. Which one applies to a specific association depends on how it was set up, so ask for the declaration for the address.

I'm not an attorney and this isn't legal advice. Here's what each law covers, including your right to see an association's records and what to ask for before you buy.

What do I do next if I'm buying or selling in McDowell Mountain Ranch?

Before you write an offer, ask for the name of every association tied to the specific address, the current assessment for each one, and the most recent reserve study. That tells you what you're signing up to pay and whether the association has money set aside for what's coming.

If you're selling, put that same list in front of your buyer early. Here's how I prepare a McDowell Mountain Ranch listing, and here's how I work out what a home here is worth. If you're buying, here's my guide to buying in McDowell Mountain Ranch, and here's how I help you buy in Arizona.

Call me at (480) 203-6605 or get in touch with the address, and I'll tell you which associations apply and what each one costs right now.
