What's actually for sale in Grayhawk right now?
Condominiums, townhomes, single-family homes and golf-course property, all under one name, and none of them sell the same way.
I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life. Grayhawk sits in north Scottsdale, north of the 101 between Scottsdale Road and Pima, and it holds nearly 3,800 homes. That's a lot of ground to cover with one word. The Park has no guard gate at its entrance, and The Retreat is guard-gated around the Raptor and Talon golf courses. Almost everything else here, price and pace, follows from which side a home sits on.
What's the difference between The Park and The Retreat?
The Park holds Grayhawk's non-gated single-family neighborhoods, with no guard and no staffed entrance, just regular streets.
The Retreat is guard-gated, built around two courses: Raptor, a Tom Fazio design, and Talon, from David Graham working with Gary Panks. Several of the neighborhoods inside The Retreat are gated again on top of that, so a Retreat address can mean two layers of gate rather than one.
Knowing which side you're on changes what I pull for you, so I'd rather know before I start looking.
What about the condos and townhomes?
Grayhawk also holds eight condominium and townhome communities, and each one is gated in its own right. That's a third kind of buyer again: someone who wants to lock the door and leave rather than maintain a yard or a pool.
If you're asking about renting one of those units rather than buying, I work in sales, so I don't track rental rates for any of Grayhawk's eight buildings and won't guess at a number I haven't verified. If you're buying one to live in or to rent out, that's a conversation I can have with you, and the HOA documents for whichever community you're looking at are where that conversation starts.
What school district serves Grayhawk?
Paradise Valley Unified, not Scottsdale Unified. Grayhawk Elementary sits inside the community on Grayhawk Drive. Boundaries move, so confirm the current one for a specific address rather than assuming it matches a neighbor's.
What's nearby, and how do you get around?
The Loop 101 is a couple of minutes' drive from Grayhawk, so the airport, Old Town and the rest of the Valley are a straightforward drive. Scottsdale Road and Pima are the north-south routes through the area.
Grayhawk has its own shopping for everyday errands, restaurants, a grocery store and coffee at Hayden Peak Crossing and Grayhawk Plaza. It's laid out more like a strip mall than a walkable street, and it's a very nice one.
Grayhawk Golf Club has a 40,000 square foot clubhouse, and there are two City of Scottsdale public parks inside the community. Kierland Commons, Scottsdale Quarter and Market Street at DC Ranch are all a short drive if you want more than what's inside Grayhawk itself.
What's the Grayhawk market doing right now?
Grayhawk doesn't have its own separate market report, but it sits inside ZIP 85255, which also covers DC Ranch and McDowell Mountain Ranch. In October 2026, 85255 had 246 active single-family listings, with a median of 40 days on market and 3.3 months of supply, which means it would take a little over three months to sell everything currently listed at the pace homes are selling now. That figure blends three communities together, so it describes the ZIP code as a whole, not any one Grayhawk address. For your address, I'd pull sales from your specific part of Grayhawk instead.
How does Grayhawk compare to DC Ranch and McDowell Mountain Ranch?
These are the two communities people most often compare with Grayhawk.
Against DC Ranch, Grayhawk gives you public golf with no membership required and generally more house for the money. DC Ranch gives you more dramatic terrain, a walkable center at Market Street and a higher ceiling at the top of the market.
Against McDowell Mountain Ranch, Grayhawk puts you a bit farther from the Sonoran Preserve and closer to shopping and the freeway.
What mistakes do buyers make shopping Grayhawk?
The first is averaging The Park and The Retreat together. They're different buyers with different budgets, and a price that comes from the other one won't tell you much about the home in front of you.
The second is assuming a golf membership comes with the home. It doesn't. Both Raptor and Talon are public courses, open to anyone, with no initiation fee or membership required to play.
The third is assuming every north Scottsdale community shares a school district. Grayhawk is Paradise Valley Unified, so confirm it before you fall for a specific address.
And the fourth, if you're looking at one of the townhome or condominium communities, is skipping the HOA documents until late in the process. Each of the eight runs its own association, so ask for those documents as soon as you've narrowed to a specific building.
What if I want public golf, or I'm deciding between Grayhawk and DC Ranch?
If you want to play golf without joining a private club, Raptor and Talon are both public, so Grayhawk goes on your list without a membership conversation attached to it.
If you're deciding between Grayhawk and DC Ranch, look at DC Ranch first when a walkable center and more dramatic terrain matter more to you than price. Start in Grayhawk when more house for the money and public golf matter more. I can show you both and we'll work out which one actually fits.
