Selling a home nobody chose to sell
An executor or a trustee is doing a job they did not apply for, usually at the worst possible time, and usually while other people have opinions about it.
The house is rarely ready. It is often full, sometimes after decades in the same family. There may be a court timeline, or a trustee's duty to document that the sale was handled properly. There may be several people who have to agree, who do not live nearby and do not agree about much.
The practical work is very close to what I do for a downsizing client. The difference is that the person making the decisions is not the person who lived there, the emotional weight belongs to a whole family rather than one couple, and there is usually a lawyer and a deadline involved.
I have spent twenty years selling long-held homes in this valley. That is the same house, at a harder moment.

How I handle it
I work around the timeline rather than against it. Court confirmation, trustee obligations, tax dates: you tell me what the constraint is and the marketing plan is built to fit it. I do not need you to explain probate to me, and I will not pretend to be your attorney either.
The house gets cleared with help. The same senior move company I use for downsizing clients will walk the property and handle sorting, distribution to family, donation and removal. For an executor living in another state, this is frequently the difference between a sale this quarter and a sale next year.
Your attorney stays in the loop. I work alongside the estate's lawyer rather than around them, and I am comfortable with the documentation a trustee needs in order to show the sale was run properly.
Everyone hears the same thing. Where several family members are involved, the Friday report goes to all of them. The same numbers, at the same time, from one source. It prevents a great deal of trouble.
What the sale itself looks like
Once the house is ready it is marketed properly, not quietly disposed of. Estate homes get sold cheaply far too often simply because everyone involved wanted it over with.
Professional photography, a 3D walkthrough, drone work where it helps, its own website, the MLS syndicated out, and paid advertising. A home that has been in one family for thirty years frequently has qualities the newer inventory does not, and those are worth showing.
On price you get the same three options as any seller: test the ceiling, match the market, or price to create competition quickly. Where an estate needs to close by a particular date, that third option exists precisely for that, and I will tell you what it is likely to cost against a longer timeline so the decision is made with open eyes.

Most of it is in Scottsdale, Fountain Hills and North Phoenix, including McCormick Ranch, McDowell Mountain Ranch and Fountain Hills.
If you are managing this from out of state, say so early. A good deal of what follows can be handled without you flying in, and the parts that genuinely need a person here are fewer than most executors expect.
