Moving to Scottsdale, AZ: what to know before you move

Title card for the article: Moving to Scottsdale, AZ: what to know before you move

What should I know before I move to Scottsdale, AZ?

Scottsdale is a city, not a neighborhood, and the part you saw on a vacation is usually one slice of it. According to the City of Scottsdale, it covers 184.5 square miles and stretches 31 miles from north to south, with elevations from 1,150 to 4,877 feet and about 243,000 people. Before you pick a house, you pick which Scottsdale you're moving to: older homes in the south, master-planned communities through the center, condominiums in Old Town, and, further north, newer construction and communities with gates and golf courses such as DC Ranch, Estancia, Desert Mountain, Troon Village and The Retreat at Grayhawk.

I'm Jen Keene, a REALTOR® with eXp Realty Luxury in Scottsdale, AZ, and I'm the agent people call at every stage of their life. I work with people moving here from out of state, so this is what I'd go through with you before you book a flight to look at houses.

How different is Scottsdale from one end to the other?

The south end is an older, walkable grid of post-war homes on generous lots, close to Old Town, Tempe, Arizona State and Sky Harbor. Experience Scottsdale describes Old Town as nine walkable districts packed into just over one square mile. The center is master-planned communities from the 1970s and 1980s, with the Indian Bend Wash Greenbelt running 11 miles through it, according to the City of Scottsdale. The north end is Sonoran Desert, with communities that have gates and golf courses, such as DC Ranch, Estancia, Desert Mountain, Troon Village and The Retreat at Grayhawk.

Going south, you get older houses, larger lots and a short run to Old Town, Tempe and the airport. Going north, you get newer construction, preserve access and dark skies, and a longer drive to the airport. Here's what each part of the city is like day to day.

What does it cost to buy a home in Scottsdale right now?

In October 2026, the median sale price for single-family homes across the City of Scottsdale, over the past 12 months, was $1,235,000, according to the Cromford Report. That is a citywide figure covering the whole 31-mile stretch, so what a given property costs depends on which part of the city you're looking at. Ask me for the number in the area and price range you're considering instead of relying on a citywide median.

Does the city line tell me which school district or which city I'm in?

No. According to its own website, Scottsdale Unified serves most, but not all, of the city of Scottsdale. Paradise Valley Unified describes itself as serving north Scottsdale and part of northeast Phoenix, and other districts reach parts of the city. School districts follow the address, not the neighborhood name, so tell me the address and I'll confirm it instead of going by what a listing says.

A Scottsdale mailing address also doesn't always mean the home is in the City of Scottsdale, because the Postal Service sets ZIP Codes for mail delivery and they don't follow city limits. Check the specific property's city on the Maricopa County Assessor's parcel record, since the city decides which property tax rate, trash service, fire and police departments and permit office apply.

What's different about buying a home here if I'm moving from another state?

A few things may not match what you're used to. Arizona purchases typically close through an escrow officer at a title company, and an attorney isn't required. The standard contract has a 10-day inspection period, and it can be negotiated. And since August 17, 2024, the National Association of REALTORS® has required an MLS participant working with a buyer to have a written agreement with that buyer before touring a home, in person or on a live virtual tour.

Here's what I walk every buyer through before they see a single house, and here's my checklist for buying in Arizona when you're moving from another state.

What's easy to misjudge about Scottsdale from far away?

Distance within the city is one. Scottsdale is about 31 miles long, so the drive to Sky Harbor depends on which part you pick, and you'll make that drive every time you fly. A winter visit is another, because Scottsdale summers are hot, so if you can, see the area you're considering on a summer afternoon before you decide. And the name on a listing is a third: the city, the school district and the mailing address can each be different, so confirm all three for the address you like.

How should I plan my search if I'm moving here?

Get pre-approved before you set a date for anything else, then work out what your budget buys in the specific area you're considering, not what it bought where you live now. Here's how I walk buyers through what their budget actually buys here.

If you can visit before you commit, drive the commute you'd be doing, at the hour you'd be doing it. If you can't, I walk homes on video with you first and show you all of it, including the parts a listing agent wouldn't point a camera at, so the days you spend here go on real candidates. Tell me whether you have a short deadline or can't visit before closing, and I'll build the plan around that.

What should you do next?

Get pre-approved, and let's talk through how you want to live before either of us looks at a specific address. Get in touch or call me at (480) 203-6605, and tell me what's bringing you out here.

This describes how I generally work with people relocating to Scottsdale. It isn't legal, tax or lending advice, and the contract you sign governs over anything written here.

Frequently Asked Questions

Is Scottsdale one neighborhood or several different ones?

Several. According to the City of Scottsdale, the city stretches 31 miles from north to south, from an older, walkable grid in the south through master-planned communities in the center to Sonoran Desert in the north, where communities with gates and golf courses such as DC Ranch, Estancia, Desert Mountain, Troon Village and The Retreat at Grayhawk are, with nine walkable districts packed into Old Town's just over one square mile, according to Experience Scottsdale.

In October 2026, the median sale price for single-family homes across the City of Scottsdale, over the past 12 months, was $1,235,000, according to the Cromford Report. That is a citywide figure, and prices vary depending on which part of the city you're looking at.

Does a Scottsdale mailing address mean I'm in the City of Scottsdale?

Not always. ZIP Codes are set by the Postal Service for mail delivery and don't follow city limits, so check the specific property's city on the Maricopa County Assessor's parcel record. The city decides which property tax rate, trash service, fire and police departments and permit office apply.

Which school district will my kids be in if I move to Scottsdale?

It depends on the exact address. Scottsdale Unified serves most, but not all, of the city, Paradise Valley Unified describes itself as serving north Scottsdale and part of northeast Phoenix, and other districts reach parts of the city. Tell me the address and I'll confirm it instead of going by what a listing says.

Do I need to sign anything before an agent shows me homes in Scottsdale?

Yes. Since August 17, 2024, the National Association of REALTORS® has required an MLS participant working with a buyer to have a written agreement with that buyer before touring a home, in person or on a live virtual tour.
