McCormick Ranch HOA: What MRPOA Covers and the $265 Assessment
Is there one McCormick Ranch HOA, or more than one?
More than one. McCormick Ranch has the McCormick Ranch Property Owners' Association, known as MRPOA, which covers the whole community. On top of that, many of its more than sixty subdivisions have their own association with its own rules and its own bill. MRPOA says 48 of them have active HOAs.

What does MRPOA, the master association, cover and cost?
MRPOA maintains the lakes, the medians and the master common areas. Its community rules and its Architectural Control Committee apply to every home in McCormick Ranch. If your subdivision has its own association, it adds its own rules and its own bill on top.
According to MRPOA's website, the 2026 residential annual assessment is $265 a year. MRPOA mails assessment statements in early January, and payment is due in mid-February. That's the master assessment only. A subdivision association bills on its own schedule for its own common areas, so ask for the current figures for the address you're considering.
How do I contact MRPOA, pay my assessment, or log in?
MRPOA is at 9248 N 94th St in Scottsdale, and the phone number is 480-860-1122. The office is open Monday through Thursday, 8:30 a.m. to 5 p.m. It's closed Fridays, and if you need a Friday appointment you can email admin@mrpoa.com. Owners can log in to their MRPOA account at members.mrpoa.com.
For a common-area emergency, like a broken sprinkler or a fallen tree limb on common property, MRPOA lists a second number, 602-757-2066, answered 24 hours a day. That number is for common-area emergencies. For something inside your subdivision, call the company that manages your association.
What paint colors does MRPOA allow, and how do I get one approved?
MRPOA keeps a pre-approved exterior paint palette through Sherwin-Williams and Dunn-Edwards. Each body color comes with two approved trim options, and the pre-approved schemes depend on your roof color, so check the palette for your roof color before you pick. If you choose a pre-approved combination exactly, you don't need to submit a paint sample, but you still have to file a Paint Application Form with MRPOA before you start.
If you want a color outside the palette, you submit a twelve-inch by twelve-inch sample with your application, and the Architectural Control Committee reviews it. If your subdivision has its own association, MRPOA's approval page says that in most situations you must get your subdivision association's permission first.
What else needs MRPOA's Architectural Control Committee approval?
Any change to the outside of your property needs the committee's written approval before you start. MRPOA's forms cover artificial turf, landscape changes, structural modifications, paint, common-wall consent between neighbors, and a temporary porta-potty or onsite dumpster during a project.
If you start before approval comes through, MRPOA can require you to remove whatever wasn't approved, at your expense, and a fine may be added. If the committee denies your request, you can appeal to MRPOA's Board of Directors using the ACC Appeal Form.
What do the McCormick Ranch community rules cover?
MRPOA's rules reach well past paint. Renting your home for fewer than 30 days is prohibited. On-street parking is limited to deliveries, service providers and short-time guests, and overnight parking on the street isn't allowed. Artificial turf can cover up to 30% of the front yard, not counting the driveway and parking area, unless the committee approves more. Dogs, cats, birds and fish are allowed as pets as long as they aren't a nuisance.
The lakes have their own rules. Boating and fishing need permits, and swimming isn't allowed. If a sign goes up on a common area without permission, MRPOA can remove it. A first-time offender can pick it up at the office, and a repeat offender's sign may be discarded.
Which Arizona law covers my association?
Arizona has two HOA laws. A condominium is covered by the Arizona Condominium Act, Title 33, Chapter 9 of the Arizona Revised Statutes. A planned community is covered by the Arizona Planned Communities Act, Title 33, Chapter 16.
